To do this, we have found there are two avenues, both involve working with contractors to provide current cost of construction information.

1. Price per Square Foot

If you have a budget, it is good to start with industry standard cost per square foot information. Based on the amount of work you want to do we can quickly estimate your costs.

2. Contractor Estimate From Drawings
The second path is where we sit down and design your dream home or space and provide a schematic set of drawings to be bid by a General Contractor. This is not a "Construction Set" or "Permit Set" of documents, but a bare bone set of schematics for contractors to work with. We have found this level of drawing sets the table with Contractor relations on a more serious stage of involvement and estimates provided are closer to the mark.

Single Family Chicago Area Construction Costs

New Construction: $250-$350 sf
Remodel: $150-$200 sf
Full Gut: $200-$250 sf

Commercial Chicago Area Construction Costs

New Construction: $300-$500 sf
Remodel: $100-$300 sf

Pricing Set Fees

Once design phase is complete, expect an architect to need 40-80 hrs of drafting time to coordinate and prepare the Pricing Set.
Expect this to range around $100-$200/hr.
